Abstract
The integration of Building Information Modelling (BIM) with Operations & Maintenance (O&M) offers great potential for optimising asset operational performance. To achieve this, identification of the right level of detail of the information requirements is essential. However, within the academic literature, it is unclear what information requirements (IRs) are needed to aid such integration. This research ascertains the key IRs to support BIM and O&M integration. Through a systematic literature review, expert verification, a two-round Delphi, and voting analytic hierarchy process (VAHP), this research identifies and prioritises 21 distinct IRs based on data obtained from 21 experts. The 21 proposed IRs were clustered into five categories namely, general, strategic, operational, commercial, and continuous improvement. The results show that the topmost important IRs include equipment/asset details, building details, historical maintenance records, risk assessment, and manufacturer and warranty details. Regarding the categorisation of IRs, the general and operational categories emerged as the most important categories. The prioritisation of the IRs will empower construction stakeholders to enhance the technical knowledge of operational performance, improve the current BIM data requirements and increase operational efficiency through effective resource allocations.
